Mussato Building Group participated in the complete transformation of this Chatham residence, converting an aging home into a modern, high-end coastal retreat designed to deliver exceptional comfort, energy efficiency, and year-round enjoyment.
Every aspect of the design was thoughtfully planned to maximize natural light, enhance views, and create an elegant yet comfortable environment tailored to the homeowners' lifestyle.
DOWN TO THE FRAME, REBUILT FOR MODERN LIVING
The project began by taking the home down to its structural framework, allowing for a comprehensive redesign of the floor plan and the integration of modern construction methods and technologies.
The residence was reimagined to create expansive open-concept living spaces, improved functionality, and seamless transitions between indoor and outdoor areas.
BUILT FOR NEW ENGLAND'S SEASONS
A primary focus of the project was energy efficiency and long-term performance. The home received a complete building envelope upgrade, including advanced insulation systems, high-performance windows and doors, state-of-the-art HVAC equipment, and extensive air-sealing measures.
These improvements significantly enhanced comfort, reduced energy consumption, and ensured the home would perform efficiently throughout New England's changing seasons.
LUXURY FINISHES & SIGNATURE STAIRCASES
The interior was fully customized with luxury finishes and bespoke architectural details throughout. Custom millwork, built-in cabinetry, designer lighting, premium flooring, and carefully selected materials created a sophisticated coastal aesthetic.
Among the home's most distinctive features are two custom-designed, one-of-a-kind staircases, each individually crafted as both a functional element and an architectural focal point. A residential elevator was also incorporated to provide seamless access to all levels.
THE NANO WALL, WHERE INSIDE MEETS OUTSIDE
One of the project's signature features is the installation of a folding Nano Wall system, creating a dramatic connection between the interior and exterior environments. When opened, the wall transforms the main living area into an expansive indoor-outdoor space.
The exterior entertainment area includes a fully equipped outdoor kitchen, custom grilling station, dining area, and gathering spaces designed for both intimate family use and large-scale entertaining.
POOL, SPA & A FOUR-SEASON RETREAT
Additional exterior amenities include a custom swimming pool, integrated hot tub, extensive hardscape improvements, landscape enhancements, and multiple outdoor seating areas designed to embrace the Cape Cod lifestyle.
